Brooksville shows a split market on price and pace
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In Brooksville, that number hides a wide split. The Real Estate Data Aggregator counted real sales here for the three months ending August 31, 2026, and the gap between ZIP codes is striking. Pricing by national news alone could cost you.
Median sale price by ZIP code
ZIP 34601 had the highest median sale price at $407,500. The Real Estate Data Aggregator shows that is up 15.9% from the same three months in 2025. That is the biggest gain in Brooksville by far.
Three other ZIP codes moved the other way. The Real Estate Data Aggregator shows 34613 fell 8.5%, 34614 fell 2.4%, and 34604 fell 2.2% in median sale price over the same period. So what does that mean? If you own in 34601, you have more pricing room. If you own in 34613, pricing tight matters more.
Price change from a year ago
How fast are homes selling?
Speed also splits by ZIP. The Real Estate Data Aggregator counted a median of 107 days on market in 34602. That is 51 days longer than a year ago. That is a real slowdown. On the other end, 34614 came in at 70 days, which is 4 days shorter than a year ago.
Not every home sold slowly. The Real Estate Data Aggregator found that 25% of homes in 34614 went under contract within two weeks of listing. That share rose 3.3 points from a year ago. In 34601, 24.6% did the same. In 34602, that share fell 6.3 points to 14.8%.
Homes sold and supply
ZIP 34613 had the most sales. The Real Estate Data Aggregator counted 146 homes sold there, up 60.4% from a year ago. Supply tightened too: months of supply fell 3.3 months to 3.6 months. More buyers showed up even as prices dipped.
ZIP 34601 also saw more sales, up 18.6% to 102 homes. Homes for sale there fell 17%. That tighter supply helps explain the price gain.
The national picture adds pressure
CNBC reported the average 30-year fixed mortgage rate climbed to 7.49% as of October 7, 2026. That is the highest since January 2025, according to Realtor.com. Higher rates slow buyers down everywhere.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is a national number, not a Brooksville number. But it tells you buyers have options and are watching prices closely.
CNBC reported that mortgage applications to buy a home were 15% lower than the same week one year ago. Fewer buyers in the pool means the right price matters even more.
What sellers are getting at closing
Sale-to-list ratios held close across most ZIP codes. The Real Estate Data Aggregator put 34614 at 99%, the strongest in Brooksville. ZIP 34603 came in at 101.8%, but only 1 home sold there, so that number carries little weight. The others ranged from 97.2% to 97.9%.
ZIP 34605: no local count available
The Real Estate Data Aggregator has no counts for ZIP 34605 for this period. The story for that part of Brooksville comes from the national websites alone. The rate and price-cut trends noted above apply there as they do anywhere.
