Parts of Tampa are still moving fast even as metro prices soften

Realtor.com reported that the Tampa metro median list price per square foot fell 6.0%. That is the headline number. But it does not tell the whole story for your street.

The Real Estate Data Aggregator counted homes sold across Tampa ZIP codes for the three months ending August 31, 2026. One ZIP code stood out from the rest.

One ZIP code is moving at a different speed

In 33611, the Real Estate Data Aggregator found that 43.2% of homes went under contract within two weeks of listing. That share rose 13.3 points from the same period a year before. The median days on market was just 30 days, three days shorter than a year ago. Sellers there are not waiting long.

Compare that with 33602, where the Real Estate Data Aggregator recorded a median of 63 days on market. That number was unchanged from a year before. Homes there are taking more than twice as long to sell.

At the same time, CNBC reported that the average contract rate on a 30-year fixed mortgage rose to 7.49%. CNBC also reported that purchase applications fell 15% compared with the same week one year ago. Buyers are feeling the cost of borrowing.

Prices are not moving the same way either

The Real Estate Data Aggregator shows wide price differences across Tampa. The median sale price in 33629 was $1,335,000, up just 0.8% from a year before. In 33611, the median was $700,000, up 27.3%. In 33605, prices dipped 6.5% to $290,000. Not every part of Tampa is gaining.

Where supply is tightest

Months of supply tells you how long the current inventory would last at the current sales pace. The Real Estate Data Aggregator put 33611 at 3.9 months. That is the tightest of the ZIP codes measured here. In 33610, supply rose to 7.3 months, up 4.4 months from a year before. More homes, fewer buyers moving fast.

The wider picture

Realtor.com reported that 20.8% of listings took a price cut in September 2026. That share was up 0.9 percentage points year over year. Nationally, the Federal Housing Finance Agency said U.S. house prices rose 2.6% from July 2025 to July 2026. Tampa's own numbers sit on both sides of that line, depending on the ZIP code.

Realtor.com also reported that the Tampa-St. Petersburg-Clearwater metro median asking rent was $1,634 in August 2026, down 3.8% year over year. For anyone weighing owning versus renting, that shift matters.
