More homes are taking time in the Primary market
Here is the number that matters most for November 1, 2026. The Real Estate Data Aggregator counted a median of 61 days on market in ZIP 34638 for the three months ending August 31, 2026. That is 16 days longer than the same period a year before. Sellers need to plan for that extra time.
Realtor.com put the U.S. median at 64 days for the week ending October 24, 2026. So the Primary market is actually a little quicker than the country as a whole. That is a fair thing to know.
Prices and sales volume both slipped a little
The Real Estate Data Aggregator put the median sale price in ZIP 34638 at $409,190 for the three months ending August 31, 2026. That is down 3.3% from the same months of 2025. Prices dipped, but homes are still closing close to list price.
The Real Estate Data Aggregator also counted 311 homes sold in that period. That is down 17.7% from a year before. Fewer sales does not mean the market stopped. It means buyers are taking more time to decide.
Sellers are still getting close to their asking price
The Real Estate Data Aggregator shows homes in ZIP 34638 sold at 98.6% of list price on average. That slipped just 0.1 points from a year ago. So pricing well still matters a lot.
Only 5.5% of homes sold above list price, according to the Real Estate Data Aggregator. That is down 5.6 points from a year before. Bidding wars are much rarer now. Buyers have more room to compare and talk price.
Some homes still moved fast
The Real Estate Data Aggregator found that 23.2% of homes in ZIP 34638 went under contract within two weeks of listing. That share is actually up 5 points from a year before. Not every home took 61 days. The right price and condition still drew quick offers.
Rates are adding pressure nationwide
Freddie Mac put the 30-year fixed mortgage rate at 7.24% as of October 29, 2026. The 15-year rate averaged 6.60%. Those numbers make monthly payments harder for many buyers.
The National Association of Realtors counted 3.99 million existing-home sales in September 2026 across the country. Inventory nationwide rose to 1.60 million homes that same month. More supply and higher rates together give buyers a bit more leverage than they had a year ago.
- The Primary market in ZIP 34638 is slower than a year ago.
- Homes took 61 days on median, prices eased 3.3%, and fewer homes sold.
- But 23.2% of homes still went under contract in two weeks.
- Sellers who price well are still finding buyers.
- The data covers the three months ending August 31, 2026.
One last thing. These numbers cover all of ZIP 34638. One street can read very differently from the whole ZIP code. A block near a park or a school can move faster, or slower, than the median. Your home's story may not match the average.
