The number that matters most right now: the Real Estate Data Aggregator counted 500 homes sold across Land O Lakes in the three months ending August 31, 2026. That is down 13.9% from the same months in 2025. Sales are slower, but they are still happening. The question is where, and at what price.

CNBC reported in October 2026 that pending home sales were down 8.5% year over year across the country. Land O Lakes felt that pull even harder, with a 13.9% drop in sales. But not every part of town moved the same way.

One ZIP code sold more homes while two sold fewer

ZIP 34639 was the outlier. The Real Estate Data Aggregator counted 94 homes sold there, up 3.3% from a year before. The other two ZIPs both fell. ZIP 34637 dropped 15.2% to 95 homes. ZIP 34638 dropped 17.7% to 311 homes. Sales slowed in most of Land O Lakes, not all of it.

Prices: one ZIP held, two dipped

ZIP 34637 had the highest median sale price, at $463,000, and it actually rose 1.3% from a year ago, according to the Real Estate Data Aggregator. That is the one part where prices held up. ZIP 34638 came in at $409,190, down 3.3%. ZIP 34639 saw the biggest price dip, down 6.4% to $402,450. More sales in 34639, but at lower prices.

More homes for sale, but fewer new listings

Across all three ZIPs, the Real Estate Data Aggregator counted 516 homes for sale, up 3% from a year ago. At the same time, new listings fell 6.9% to 510. Sellers are listing less, but unsold inventory is building a little. That gives buyers more to look at, and sellers more competition.

Mortgage rates add pressure for buyers

Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. That cost matters. It shapes how many buyers can qualify, and how much they can offer.

CNBC also reported that about 150,000 homeowners with adjustable-rate mortgages face their first rate adjustment this year. Some could see monthly payments jump by more than $1,000. That may push some of those owners to sell, which could add more supply in the months ahead.

Sale prices still close to list

Sellers are not giving away much. The Real Estate Data Aggregator shows homes in ZIP 34638 sold at 98.6% of list price on average. ZIP 34639 was at 98.1% and ZIP 34637 at 98%. Those figures are nearly flat from a year ago in most cases. Pricing close to market still works.
