Land O Lakes sales slowed, but listings did not rise much
The one fact that changes what you should do right now: fewer buyers closed, but supply barely grew. The Real Estate Data Aggregator counted 500 homes sold across ZIP codes 34637, 34638 and 34639 in the three months ending August 31, 2026. That is down 13.9% from the same three months in 2025. Yet homes for sale across those same ZIPs rose only 3%, to 516. Fewer sales with nearly the same supply means buyers can compare more carefully. Sellers need a sharper price and more patience.
Pending sales tell the same story. The Real Estate Data Aggregator counted 479 pending sales across all three ZIPs, down 8.1% year over year. Zillow reported that newly pending sales fell 8.5% year over year nationwide in the same period. Land O Lakes tracked almost exactly with the country.
Rates are adding pressure from the outside. Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. That makes every price point feel a little heavier for buyers.

ZIP 34637: price held, but homes sat longer
The Real Estate Data Aggregator put the median sale price in 34637 at $463,000, up 1.3% from a year ago. That is the good news. The harder news: median days on market hit 58, which is 21 days longer than last year. Homes sold dropped 15.2%, to 95. Pending sales fell 13.7%. The sale-to-list ratio came in at 98%, down 0.6 points. Most sellers still got close to their asking price, but it took longer to get there.
One bright spot in 34637: 22.7% of homes went under contract within two weeks of listing, up 7 points from last year. Well-priced homes still moved quickly. And 5.3% of homes sold above list price, up 3.5 points. The right price still drew competition.
ZIP 34638: the busiest ZIP, but prices dipped
ZIP 34638 had the most activity. The Real Estate Data Aggregator counted 311 homes sold, though that was down 17.7% from a year ago. The median sale price slipped to $409,190, down 3.3%. Homes sat a median of 61 days, 16 days longer than last year. New listings fell 15.7%, to 273. Homes for sale also edged down 3.2%, to 273.
The sale-to-list ratio in 34638 was 98.6%, down just 0.1 points. Sellers still got nearly their full asking price. About 23.2% of homes went under contract within two weeks, up 5 points. The share selling above list fell 5.6 points to 5.5%. Prices dipped a little, but well-priced homes still found buyers.
ZIP 34639: the one ZIP where sales and pending both rose
ZIP 34639 moved in a different direction from the other two. The Real Estate Data Aggregator counted 94 homes sold, up 3.3% from last year. Pending sales rose 16.8%, to 111. That is a real contrast with the rest of Land O Lakes. New listings grew 23.6%, to 136, and homes for sale jumped 20.4%, to 124.
The median sale price in 34639 fell 6.4%, to $402,450. More supply and a lower price brought more buyers in. Median days on market was 43, the fastest of the three ZIPs, though still 10 days longer than last year. A strong 37.8% of homes went under contract within two weeks, up 9.4 points. That is the highest two-week rate of any ZIP here.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Month to month, prices rose 0.3% in August, seasonally adjusted. Land O Lakes is not alone in feeling a slower pace. The national trend and local numbers point the same way: buyers have more time to decide, and sellers who price well still close.
What this means if you own a home here
Across Land O Lakes, new listings fell 6.9%, to 510. Fewer sellers listed, and fewer buyers closed. That kept the market from tipping hard in either direction. The Real Estate Data Aggregator shows 3.8 months of supply in 34637, 2.7 in 34638 and 4 in 34639. None of those numbers signals a flood of homes. But days on market are up in every ZIP. Patience is part of the plan now.
