Land O Lakes sales slowed, but inventory still stayed close to demand

The one number that changes what you should do right now: mortgage rates topped 7%, according to Realtor.com. That slowed buyers down. The Real Estate Data Aggregator counted 500 homes sold across Land O Lakes in the three months ending August 31, 2026. That is down 13.9% from the same months in 2025. Fewer sales matter because they give buyers a little more room to ask for a price cut.

Even so, inventory did not pile up. The Real Estate Data Aggregator counted 516 homes for sale across the three ZIP codes, up just 3% from a year before. That is nearly the same number as homes sold. So this is not a market flooded with choices. It is a market with a little more breathing room.

Rates also matter for what buyers can afford. CNBC reported the average contract rate for a 30-year fixed mortgage came in at 7.41%. That is down from 7.50%, but still high. CNBC also noted that a monthly payment on a median-priced home took up roughly 33% of a median family's income in 2025, up from 26% in 2022. Higher rates squeeze buyers, and that is part of why fewer homes changed hands.

Sellers still closed near asking price

Even with slower sales, sellers did not give much away. The Real Estate Data Aggregator put the average sale-to-list ratio at 98% in ZIP 34637, 98.6% in ZIP 34638, and 98.1% in ZIP 34639. A small share of homes still sold above list. The Real Estate Data Aggregator counted 5.3% of homes in ZIP 34637 selling above asking, 5.5% in ZIP 34638, and 8.5% in ZIP 34639. Those are not large shares, but they show some homes still drew real interest.

The wider picture: national prices kept climbing

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. They also rose 0.3% from the previous month in July on a seasonally adjusted basis. So national prices kept moving up, even as local sales slowed. Land O Lakes is not alone in feeling the weight of rates above 7%.

In short
  1. Sales fell 13.9% across Land O Lakes in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
  2. Inventory rose only 3%, so homes did not pile up.
  3. Sellers still closed near asking price.
  4. Days on market grew in every ZIP.
  5. Realtor.com reported rates topped 7%, and that is the main reason fewer buyers showed up.
  6. One street can read very differently from the whole ZIP code.
